Jávea — Xàbia in Valencian — sits between the Montgó massif and two rocky capes on the Costa Blanca North, and is consistently ranked among the most desirable places to live in Spain for foreign residents. Around a third of the municipality's population is non-Spanish, with large British, Dutch, German and Scandinavian communities spread between the old town, the port district and the Arenal beach area.
Life in Jávea has a different shape from the high-rise resorts further south: most expats here own or rent detached villas on the wooded slopes around Montgó, in urbanisations like Balcón al Mar, Cap Martí, Tosalet or Adsubia. That property profile — larger plots, private pools, gardens and often long periods of unoccupancy — is exactly where generic Spanish insurance policies fall short, and where properly arranged cover matters.
English is spoken in most shops, clinics and restaurants, there are international schools within easy reach (Xàbia International College among them), and daily life for many residents runs comfortably in English. That convenience does not extend to Spanish insurance paperwork: policies, claims and renewals are legal documents in Spanish. As brokers we handle all of that for you in English, from the first quote to the day you need to claim.
Villas with pools are the classic Jávea home, and they need care when insuring: the pool and its equipment belong in the buildings sum insured, and your civil liability cover should reflect the extra exposure a pool brings. Properties under Montgó carry seasonal wildfire risk, while autumn gota fría storms can bring intense rain and localised flooding — the Consorcio covers declared extraordinary events, but only if you hold a valid policy. If your Jávea property is a second home left empty for months, tell us: unoccupancy limits are one of the most common reasons claims fail. Read more on our home insurance in Spain page.
The nearest public hospital is in Dénia, and many residents prefer the private route for speed and language: private clinics in Jávea itself and private hospitals along the coast offer English-speaking care with short waiting times. Private health insurance in Spain is also the qualifying requirement for the Non-Lucrative and Digital Nomad visas, and we arrange visa-compliant policies with the certificates consulates ask for.
Living on the Costa Blanca North without a car is difficult, and many residents arrive with a UK-plated vehicle. UK insurers will generally not keep covering a car that lives in Spain, so re-registration and Spanish cover are usually the right path — see our guides to car insurance in Spain and Spanish breakdown cover. We transfer no-claims history from UK and Irish insurers wherever possible.
With two marinas and a strong sailing culture, Jávea has one of the Costa Blanca's most active boating communities — Spanish marinas require third-party liability insurance for berth holders, and we arrange it alongside hull cover. We also insure holiday-let liability for owners renting to tourists, golf equipment, e-bikes and pets.
